New Construction Window Cleaning in Michigan: Protect Your Glass Before Damage Sets In

The Window Cleaning Problem Builders Don't Tell You About

When a new home is finished and handed over to the buyer, the windows look clean enough — or at least passable. But look closer. The glass carries a film of construction residue that is nearly invisible in flat light but shows every streak and haze the moment the sun hits it at an angle. More importantly, some of that residue is already beginning the process of permanently bonding to the glass surface.

ClearView Exterior Services provides post-construction window cleaning for builders, general contractors, and new homeowners throughout Oakland County, Birmingham, Bloomfield Hills, Troy, Rochester, and surrounding communities. We understand what construction sites do to glass — and we know how to fix it before it becomes permanent.

What Construction Leaves on New Windows

Paint and Primer Overspray

Spray-applied paint and primer — used for everything from exterior trim to interior walls — travels far beyond the target surface, especially on days with any wind movement. New construction windows are typically protected with tape and film during framing, but that protection is often removed early in the process and not replaced. Even a light mist of overspray on glass is nearly impossible to see until it dries, at which point it has already begun bonding to the surface.

Sticker Adhesive Residue

Every window installed in a new home arrives with manufacturer labels, ENERGY STAR stickers, and protective film — all of which leave adhesive residue when removed. On a home with 30 or 40 windows, multiplied across a full development, adhesive residue on glass is nearly universal. Ordinary cleaning does not remove cured adhesive. It requires appropriate solvents applied correctly to avoid streaking or glass damage.

Caulk Haze and Mortar Splatter

Caulk applied around window frames releases plasticizer compounds that can fog adjacent glass. Mortar and masonry work — common on brick and stone exteriors throughout Oakland County custom homes — splatters during application and dries hard on glass surfaces within hours. Dried mortar on glass is one of the most damaging construction residues because it is highly alkaline and continues to etch the glass as long as it remains in contact.

Drywall Dust

Drywall dust generated during interior finishing is fine enough to work through closed windows and settle on interior glass surfaces. It combines with any moisture present to form a thin, hard film that dulls the glass and is surprisingly resistant to standard cleaning methods.

The 30 to 60 Day Window Before Damage Becomes Permanent

This is the critical fact that most new homeowners and builders are not aware of: construction residue that sits on glass for more than 30 to 60 days begins to chemically bond with the glass surface in ways that standard cleaning cannot reverse. Paint overspray, mortar, and mineral compounds don't just sit on top of the glass — they begin a slow etching and bonding process that eventually requires glass polishing or, in severe cases, glass replacement.

The window between move-in and permanent damage is short. Homes that sit vacant after closing, or buyers who prioritize other move-in tasks over window cleaning, regularly discover that what should have been a straightforward post-construction clean has become a glass restoration project.

Low-E Glass: The Vulnerability Nobody Mentions

The majority of new construction in Oakland County uses Low-E (low-emissivity) coated glass as part of ENERGY STAR compliance and energy code requirements. Low-E glass has a microscopically thin metallic coating on the interior surface of the outer pane. This coating is more vulnerable to chemical damage than standard clear glass. Harsh cleaning chemicals, abrasive scrubbing, and prolonged contact with alkaline construction residue can degrade or streak the Low-E coating — compromising both appearance and thermal performance.

Professional post-construction cleaning on Low-E glass requires knowledge of which products and techniques are safe for coated glass and which ones cause damage. This is not a job for a general cleaning crew with off-the-shelf products.

Why Contractors Rarely Clean Windows Properly at Handover

Builders and general contractors typically include a basic "construction clean" at project completion. This clean is designed to make the home presentable for walkthrough, not to professionally restore glass that has been exposed to a full construction process. The workers performing construction cleans are not window cleaning specialists, and the products and tools used are not calibrated for glass restoration. The result looks acceptable from across the room and reveals its problems the first time sunlight hits the windows directly.
